But is not that easy!!!!

Let’s try to fully understand the issue.  By taking the simple common case, a standard shower recess.

We have three main components if we want to drop things in the basics.

Internal structure or all what is behind the visible tiles:  carpentry structure, sheeting FC, waterproofing membrane.

External component, or what effectively what we see:  tiles in the walls and floor in some cases a fiibreglass base in the floor, the grout lines, the silicon seal in the junctions

The plumbing installation: pipes behind the walls and the visible component mixer and shower head etc

The steps to put together the puzzle

Obviously when we have an issue with a leak, the first step is to find if we have a plumbing leak. So we need to test all plumbing installation. To find out if there is any issue with the pipes behind the walls, this operation in some cases is relatively simple. It’s enough to perform a pressure test to determine the nature of the leak. In other cases we need to use some sophisticated tools such as leak detector thermal camera, to be able to see with certainty the source of the leak. Once we are sure that the problem is not related to a plumbing malfunction or an inadequate installation, we can then focus on the rest of the structure. A shower recess is nothing else than a box, with joints – if we want make it simple.  So the weak part of the structure are:

  • The walls junctions
  • The floor and wall junctions
  • The gap between tiles or the grout lines!

The way to fix the leak

Tiles are made from ceramic or porcelain, which are sealed by definition!!  Except when we have to deal with, loose or cracked tiles.  So as you know, water can easily travel between the cracks!!  But let’s take the easy scenario in consideration. A solid structure, no movement in the house, no plumbing malfunction, no issue with the plumbing gear. Basically the perfect situation. Everything is healthy and solid – which not always is the case  – in this scenario we can do nothing, but rather than point to the weak parts of the construction, the joints, the condition of the seal and the grouting.

Deteriorated seals:

We know that silicon cannot last forever, even when we adopt some new technologies like Epoxy.  We know that epoxy cannot be installed where we have movement issues as this has no flexibility to allow movement without cracking the seal and grout. The silicon in this case is more suitable product, however the epoxy seal is more efficient with solid structure which lasts longer. In conclusion, sealing the floor perimeter and the walls junctions, is the first step to stop the leak.

We are only halfway in stopping the leak, as we need to replace the grout lines as this is responsible of 50% of all leaking issues.  Again we can make a choice between an epoxy based grout, or a cement based grout. As explained above, it all depends on the movement of our houses. which is beyond our control.
